Auto repairs and how to avoid it

One of the things people hate about cars is the maintenance. It is a waste of time in bringing it to an auto repair shop.There is also the hassle in bringing your cars to an auto repair shop and waiting for it to be repaired.Plus it costs the owner a lot of money.What people usually do not realize is that doing simple things like maintaining their cars’ parts will enable them to avoid those costly repairs and bigger problems.They might have avoided the repairs that they paid for.

During my ownership of my San Diego auto repair business I always advise my clients to do regular maintenance.  I try to show them by doing simple things they can avoid costly repairs.But their cars running smoother is not the only benefit that they can get.  They will be happier with the car they have.This can all be the result when they just take care of their cars properly. 

Regular tune ups should be the first that car owners can and should do.Your engine will run smoother when you you keep your car tuned up.  Plus by doing things of a tune up it will help when you have to do a smog test.  One of the biggest cause of failures in my San Diego smog check shop is the fact that people neglected their tune ups.  By just doing regular tune ups they can avoid a smog test failure.

Another suggestion I give to my clients is that they should always check and regularly maintain their brakes. One of the most costly repairs people bring into my San Diego brake shop is fixing the brakes.  Something as simple as brakes can cost a lot.  If they have to replace the brake system it can be expensive.But by just doing simple steps like checking the barke fluid level will help in preventing this from happening.  Also being sure to pay attention to any noise from the brakes as well.Detecting brake problems at an early stage will lessen the damage and the repair costs.

These few simple steps when done by car owners will save them a fortune in repairs.

Fundamentals Of Being A Bulk REO Investor

There are more foreclosures in the United States right now than we have ever experienced before. However, opportunistic real estate investment professionals are turning the recession into great profits with a bit of creativity.

This new opportunity - known as ‘Bulk REO Investing’ - is so huge it’s captured attention from wealthy investors and private investment funds alike.

Take a just a minute to consider the basics of this highly profitable business.

Understanding the notion of Bulk REO’s requires understanding of the foreclosure process.

Mortgage lenders faced with a non-paying home owner send a large volume of threats, warnings and documentation to the borrower who is late. The formal process of foreclosure begins at the lender’s discretion. ‘Pre foreclosure’ is the name given to the time between implementation of the foreclosure proceedings and the public auction.

When a defaulted property is placed up for auction, the foreclosure process is completed. Ownership of the property is returned to the lender if the property is not sold at auction. This property is then considered to be ‘Real Estate Owned’ by the lender, also known as an ‘REO’ property.

REO properties are usually listed for sale with local real estate agents. But more and more, lenders are selling their REO properties for a greatly reduced price. Lenders are willing to do so in exchange for the buyer’s agreement to purchase a ‘package’ of REO’s rather than a single property.

These REO packages represent the potential to acquire huge amounts of equity for savvy real estate investors. Bulk REO Investors are most successful when they have a well-established source of funding for their REO packages. There are many sources of funding for these transasactions including: hard money and commercial financing, as well as non conventional sources such as hedge funds and private investors. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Sal Buscemi of Dandrew Partners, a hedge fund in New York.
